Mô tả công việc

  • Monitor, motivate and lead Estate Management team to meet department’s goal and KPI.

  • Monitor performance of accountants, administration team to meet the requirement & deadlines. Maximize and achieve resident satisfaction. Prepare and control operation budget monthly, quarterly, bi-annually and annually to follow company policies. Monitor operational expenditures within approved budget.

  • Implement policies and procedures follow company guidelines & SOPs.

  • Conduct weekly operations meeting and submit meeting minutes to Estate Director as well as the company for follow-up and actions where necessary.

  • Plan recruitment schedule to propose to Estate Director and HR department for any staff recruitment. Conduct necessary training for staff, improve staff performance, and maintain the projects are managed effective, efficient and professional.

  • Ensure that the projects are managed and conducted in a proper and business-like manner.

  • Conduct weekly/ monthly inspections of the projects to ensure authority compliances.

  • Ensure that all weekly, monthly, quarterly, yearly management and operation reports are prepared and submitted on time and presentable.

  • Ensure proper technical supervision of maintenance of all common areas and M&E systems and they are functioning effectively and efficiently.

  • Ensure all service requests, needs from residents and staffs are attended and responded in a timely manner. Also cleverly guide residents to perform their obligations and follow the internal rules and regulations. Record, attend, and handle residents’ complaints promptly, politely, efficiently and professionally.

  • Maintain the Management Offices at different sites are clean, tidy, well-organized, presentable and efficient operation.

  • Deal with suppliers and ensure that services/ products are performed/ provided in a professional and timely manner. Ensure the proper performance by external contractors for all maintenance contracts with regard to equipment installation, services and repairs in the projects.

  • Find, negotiate the best value-of-money service providers/ contractors for the projects. Closely supervise all contracted external contractors and service providers to ensure service quality (cleaning, security…). Evaluate service providers’ performance periodically.

Yêu cầu công việc

  • Have building management certificate (issued by certified and recognized organization).

  • Have background in residential development property management. Mixed use development experience is an advantage.

  • Demonstrate experience and at least 5year exposure to residential property management, fit out works review and approval; experience in: dealing with residential customers, service providers, organizing residential/ community events.

  • Have experience in writing correspondence to customers for handling daily issues.

  • Good communication skill and teamwork spirit.

  • Honest, integrity and result oriented person.

  • Able to do budgeting, reporting and basic finance.

  • Willing to learn and adapt to change environment.

  • Reference checks to be provided for employer to do reference check.
