About the Role
This role is highly analytical and strategic, focusing on positioning each hotel as a scalable, investable, and operationally viable product.

This is not a sales or brokerage role, but a development- focused position combining real estate intelligence, hospitality knowledge, and commercial negotiation.
You will work closely with property owners, landlords, consultants, and internal teams—not only to analyze opportunities, but also to structure deals, negotiate terms, and maintain long- term owner relationships.
KiN Group is seeking a Business Development Manager to support the evaluation, structuring, and development of new hotel projects across our portfolio.

Key Responsibilities

Real Estate & Business Analysis
• Conduct market research, feasibility studies, and investment analysis for potential hotel projects.
• Build and review financial models, including ROI, cash flow, CAPEX/OPEX projections, and risk assessment.
• Evaluate property acquisition opportunities, including location analysis, asset value, and development potential.
• Benchmark local and regional market trends, property performance, and competitor assets.
Deal Structuring, Negotiation & Due Diligence
• Coordinate technical, legal, financial, and operational due diligence.
• Engage directly with property owners and landlords to explore development or partnership opportunities.
• Identify risks and propose mitigation strategies before deal execution.
• Participate in commercial negotiations, including lease terms, management structures, and investment frameworks.
Product Development (Hotel as a Product)
• Provide data- driven recommendations on property investments and development strategies.
• Develop hotel concepts into scalable.
• Ensure projects align with brand positioning, operational standards, and long- term growth plans.
• Work with architects, engineers, and technical teams to ensure feasibility and compliance with standards.
• Prepare full development documentation: concept decks, financial summaries, and structured business cases.
Cross- Functional Collaboration
• Support internal teams during early development stages by clarifying assumptions and development intent.
• Track key milestones from deal approval through pre- development phases.
• Coordinate development timelines, budgets, and technical specifications across teams.
• Prepare executive- level reports and presentations for internal and external stakeholders.

Requirements
• Experience in major hotel groups or large developers is highly preferred.
• 3–4 years of experience in real estate development, hospitality development, business analysis, feasibility, or consulting.
• Practical knowledge of hotel/F&B licensing, fire safety (PCCC),…
• Strong communication, presentation, and documentation skills.
• Excellent analytical skills and proficiency in financial modeling and market research.
• Strong understanding of hotel operations, real estate valuation, feasibility studies, and development processes.
• Fluency in English.
Nice to Have

• Familiarity with architectural drawings, project workflows, or design coordination.
• Ability to consolidate complex information into clear development frameworks.
• Experience in pre- opening hotels, technical services, or branded hotel development.
