JOB SUMMARY
Monitor, control, and operate the building&039;s central plant equipment, including chillers, boilers, generators, HVAC, and Building Management Systems (BMS). Respond to system alarms, perform preventive maintenance, and conduct daily water treatment testing. Maintain operations logs, track utility meter readings, and ensure smooth shift handovers. Follow all company safety and security policies, adhere to quality standards, and develop positive working relationships. Perform other reasonable job duties as requested.
JOB SPECIFIC TASKS
Systems Operation, Maintenance & Repair
- Read and interpret standard blueprints, Piping and Instrumentation Diagrams (P&ID), and electrical schematics.
- Troubleshoot, operate, and safely perform repairs on central systems (e.g., cooling towers, pumps, AHUs, generators) with little to no supervision.
- Clean, lubricate, and maintain all plant tools and heavy equipment.
- Display proficiency in Building Management Systems (BMS), central refrigeration (chillers), boilers, HVAC, plumbing, and heavy electrical/mechanical systems.
- Conduct daily water treatment testing for cooling towers and boilers, adjusting chemical dosing as required.
Accident Prevention & Safety
- Strictly use the Lockout/Tagout (LOTO) system before performing maintenance on high- voltage or pressurized equipment.
- Follow safety and security policies; complete required training (e.g., confined space, electrical safety).
- Safely handle, store, and dispose of chemicals and hazardous materials using proper PPE and Safety Data Sheets (SDS).
- Act as a key responder during property emergencies (e.g., power outages, equipment failures, fire response) to preserve building systems.
Maintain Records, Property & Energy
- Keep the chiller plant, boiler room, and work areas clean and well- organized.
- Maintain central plant operation logs, PM records, and daily rounds using a computer management system.
- Log, track, and interpret readings from utility meters, gauges, and sensors to monitor and optimize energy/water usage.
- Ensure each shift&039;s activities and system anomalies are properly communicated to the relieving shift.
Guest Relations, Communication & Teamwork
- Train, mentor, and provide technical advice on central system operations to junior technicians.
- Address building environment issues (e.g., temperature/noise complaints) promptly and professionally by adjusting system parameters or dispatching BM technicians.
- Keep supervisors constantly updated on system status, especially during equipment failures or utility outages.
- Speak to guests and co- workers using clear, appropriate, and professional language.
Physical Tasks
- Move, lift, carry, push, pull, and place objects weighing up to 50 pounds without assistance, and assist with heavier plant components.
- Lift, carry, reach, bend, and climb ladders or large equipment platforms.
- Visually and audibly inspect heavy equipment to identify defects (e.g., unusual vibrations, leaks).

License or Certification: Food Safety certification course
Supervisory Experience: At least 1 year of supervisory experience.
Related Work Experience: At least 2 years of related work experience.
Education: High school diploma
