Design work
Participate in establishing project delivery timelines in coordination with other Managers & Directors
As directed by the Director, assist in Management & Monitoring of consultant’s work progress in relation to set design programs
Attend kick off meetings, technical coordination meetings, and weekly progress meetings with the consultants
Attending in researching and evaluating feasibility of potential projects. Coordinate with other departments to build up potential figures in order to evaluate feasibility of researching projects.
Review, collect comments from other Managers on all drawings and documents submitted by Design Consultants and introduce resolution for issues, then report to the Director. Consolidate all comments from Director following design review meeting, and draft all consolidated design comments into design review template and submit to Director and other Managers in Design Review Committee.
Follow and keep track of overall project budgets, coordinate with Project Manager to control design key factors implemented correctly without exceeding approved budget.
In coordination with Managers and Director, ensure timely and accurate design work by coordinating, monitoring, reviewing and managing design consultants work in conjunction with set design management plan and expected quality
Review and evaluate design proposals received from the consultants and research company qualifications for comparable projects, and present to the Director
Attend value engineering workshops with the consultant to achieve targeted budget through optimal designs. Ensure seeking the Director’s guidance following the meeting to ensure full understanding of way forward, and pros & cons of every item discussed
Keep track of risk registry for each project, and highlight to Director any points requiring urgent attention
Review all reports submitted by Design Consultant and report to Director on weekly basis any areas of Concern
When required assist Director with inputs required for presentations to BOD
Participate in drafting of project design brief, scope & deliverables for new projects.
Conduct site inspections with other senior team members, and draft inspection report for Director’s review and approval
Be involved in the preparation of request for proposal (RFP), and develop a clear understanding of the format.
Operation of Department standards & Processes
Implement all design standards and procedures throughout the various stages of designs
Review & understand AKDV design standards of project types. Involve in building up design standard for new real estate products of company.
Review & understand design review checklists, and periodically contribute to developing the document
Study, and keep up to the date authority’s building code and regulations & assist in keeping the document up to date based on latest authority requirements
Review & understand Design department process map. Seek Director’s guidance for clarifications when needed
Review & understand the design management (DM) standard form.
Maintain awareness of newly launched projects in local market, and report to Design Director
Keep updating with new design trends, methodologies, tools, templates and best practices
