Job Summary
The purpose of this position is to manage multiple functions of building operations, team management and maintenance for a commercial office site. Overseeing the facility maintenance management and safety programs for an assigned region and manage performance metrics in accordance with account KPI&039;s (Key Performance Indicators).
Duties & Responsibilities:
• Undertake any additional duties as assigned by superiors as and when need arises.
• Prepare operation reports as required across internal and client platforms for a variety of stakeholders and departments.
• Manage performance metrics in work order compliance for all planned, preventative and corrective maintenance activities, such as response time, completion time, overall completion percentage, etc. in accordance with account KPIs (Key Performance Indicators). Document in maintenance work order system and reports to agreed requirements.
• Manages vendor performance on all existing/new outsourced provider service contracts and ongoing administration including, but not limited to Purchase orders, Quotation review or Tender process to ensure best pricing and service level performance. May assist with contract negotiations.
• Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with the company&039;s values.
• Responsible for budget planning for site both in/out of scope including assisting with identification of capital improvement projects, including cost analysis. Conducts financial/business analysis including preparation of budget reports.
• Provides formal supervision to 3 direct employees within functional area. Recommends staff recruitment, selection, promotion, advancement, corrective action, and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff.
• Oversees safety programs are implemented and adhered to in conjunction with client specific safety requirements, and actively promotes working safely and the importance of safe work practices.
• Administers ESG (Environmental, Social and Governance) initiatives including ongoing evaluation of utility consumption rate structures, implementation of cost reduction programs, and assimilation of data for inclusion in benchmarking database.
• Regularly inspects building systems, office environment and fit out, to ensure operation of equipment is within design capabilities and achieves conditions prescribed. Assists with troubleshooting and repairs of buildings and installed. Responds quickly to emergency situations, summoning additional assistance as needed.
• Develop and maintain positive relationships with clients. Conduct client meetings, communicates to clients regarding regional facilities performance. Communicate to clients regarding property profiles, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
• Responsible for HSE (Health, Safety & Environment) compliance with national and local codes and regulations. Examples include fire and life safety, environmental, or industry/client specific third- party compliance standards such as JCAHO, ISO 14001, cGMP, etc. and prepare reporting in accordance with account KPIs.
