TỔNG QUAN / JOB SUMMARY:
Nhân viên kỹ thuật chịu trách nhiệm vận hành an toàn, bảo trì và sửa chữa các hệ thống kỹ thuật trong tòa nhà như điện, nước, thông gió, báo cháy, PABX, CCTV, chiếu sáng… Đồng thời, hỗ trợ đánh giá hiện trạng công trình, theo dõi vật tư, xử lý sự cố kỹ thuật nhỏ và phối hợp triển khai một số hạng mục kỹ thuật xây dựng, cải tạo / The Technician is responsible for the safe operation, maintenance, and repair of building systems such as electrical, plumbing, ventilation, fire alarm, PABX, CCTV, and lighting systems. In addition, the role involves supporting site condition assessments, monitoring materials, handling minor technical issues, and coordinating the implementation of construction or renovation works.
TRÁCH NHIỆM CÔNG VIỆC / RESPONSIBILITIES:
Vận hành – bảo trì hệ thống kỹ thuật tòa nhà / Building Technical System Operation & Maintenance
Tuân thủ quy trình vận hành tiêu chuẩn, nội quy lao động và các quy định an toàn / Adhere strictly to Standard Operating Procedures (SOPs), internal labor regulations, and all safety guidelines.
Đảm bảo các công cụ, thiết bị kỹ thuật, vật tư được sử dụng đúng cách, bảo quản đúng quy định / Ensure that all technical tools, equipment, and materials are used correctly and stored properly as per regulations.
Vận hành, kiểm tra, bảo trì định kỳ các hệ thống điện, nước, HVAC, báo cháy, PABX, CCTV, truyền hình, chiếu sáng / Operate, inspect, and perform scheduled preventive maintenance (PM) on all systems, including Electrical, Plumbing, HVAC, Fire Alarm, PABX, CCTV, TV signal, and Lighting.
Ghi chép và báo cáo hàng ngày về lượng tiêu thụ điện – nước, sự cố kỹ thuật phát sinh trong ca trực / Record and report daily on electricity/water consumption and any technical incidents or faults occurring during the shift.
Hỗ trợ chuẩn bị phòng họp, phối hợp các bộ phận khi có yêu cầu kỹ thuật / Assist in setting up meeting rooms and coordinate with other departments for technical support requests.
Hỗ trợ kỹ thuật xây dựng – công trình / Construction and Technical Support
Hỗ trợ đánh giá hiện trạng công trình, lên phương án sửa chữa nhỏ hoặc cải tạo kỹ thuật / Support in assessing the building&039;s current condition and propose solutions for minor repairs or technical renovations.
Tham gia hỗ trợ thi công kỹ thuật các hạng mục nhỏ tại hiện trường nếu cần / Provide on- site technical support for the execution of minor construction items when required.
Áp dụng kiến thức về cơ học công trình, sức bền vật liệu, kết cấu bê tông cốt thép, thép hình, gạch đá để tham gia kiểm tra – xử lý các hạng mục kỹ thuật / Apply fundamental knowledge of structural mechanics, material strength, reinforced concrete structures, steel sections, and masonry to participate in the inspection and resolution of technical construction issues.
Dự toán – pháp lý xây dựng (cơ bản) / Basic Estimation and Construction Legal Compliance
Hỗ trợ lập hoặc kiểm tra khối lượng, chi phí đơn giản cho các hạng mục kỹ thuật phát sinh (dự toán) / Assist in preparing or verifying the scope of work and basic cost estimates (estimation/quantity surveying) for incidental technical items.
YÊU CẦU ỨNG VIÊN
Ưu tiên có kinh nghiệm trong lĩnh vực vận hành kỹ thuật tòa nhà hoặc từng làm việc tại công trường xây dựng / Prior experience in Building Technical Operation/Facilities Management or work experience on a construction site is a strong advantage.
Tốt nghiệp Trung cấp trở lên chuyên ngành: Kỹ thuật xây dựng, hoặc các ngành liên quan / Graduate of a Technical College (or higher) in Construction Engineering or a related technical field.
Có khả năng đọc bản vẽ kỹ thuật, sử dụng phần mềm kỹ thuật cơ bản (AutoCAD là lợi thế) / Ability to read technical drawings and use basic technical software (AutoCAD is a plus).
Có khả năng lên vật tư bóc tách khối lượng trong các công việc xây dựng nhỏ diễn ra hàng ngày tại dự án / Provide on- site technical support for the execution of minor construction items when required.
Có khả năng giám sát công việc thi công nội thất, hỗ trợ kiểm tra các đơn vị thi công căn hộ để không ảnh hưởng kết cấu chung và hệ thống cơ điện chung / Ability to supervise interior fit- out work, assisting in the inspection of tenant/apartment contractors to prevent adverse impact on the building&039;s main structure and communal M&E systems.
Có kiến thức nền tảng hoặc kinh nghiệm thực tế về kỹ thuật công trình và hệ thống kỹ thuật tòa nhà / Foundational knowledge or practical experience in building technical systems and facilities engineering.
