Investment & Development Director

JOB PURPOSE
The Investment & Development (I&D) Director is responsible for overall management of the investment & development activities including working with the contractors; coordinating and leading suppliers; liaising with internal department, supervising members of the I&D team; and overseeing project implementation, financial and administrative oversight, reporting, and monitoring and evaluation of the project.
RESPONSIBILITIES
Project Management
- Check and validate layout, interior design and facade of new stores and remodeling projects
- Oversee construction tendering process and validate selection of contractors
- Validate final accounts and construction work reception
- Check and validate BOQ, price estimate and draft program of work
- Devise store concept & format (standard layout, design & facade)
- Validate construction contracts and program of work
Expansion
- Responsible for market research and analysis to determine development ground
- Management of M&A projects
- Define and adapt the central business model
- Develop, implement expansion strategy & make deployment plan based on expansion project
- Monitor the implementation of the expansion plan & make sales statistics of the existing shopping centers
Property and asset management
- Ensure compliance with legal procedures.
- Supervising and approving the work related to maintenance and repair
- Supervising the construction bidding process and evaluating the selection of repair and maintenance contractors
Leasing management
- Optimizing the business of existing premises
Group communication
- Combine with other BUs in the Group to build projects (GO!; Tops Market, ...)

REQUIREMENTS

Other Skills: Professional and friendly demeanor, comfortable working in a high- pressure environment, proven innovation with a willingness to manage and adapt to change
Education: Bachelor degree in real estate, management, commerce, or a related field is an asset
Functional knowledge & experience: 5 years or more in the same position
Skills: Proven leadership with the ability to establish and maintain effective working relationships, strong planning and organizational skills with the ability to manage multiple priorities within strict deadlines, detail- oriented; able to resolve problems using facts and sound reasoning
