Job Overview
The Leasing Associate is responsible for supporting Aspire’s leasing operations across serviced apartment projects, including tenant engagement, short- stay coordination, and administrative management. This role ensures effective communication with potential tenants, accurate documentation, and high standards of customer service to achieve annual occupancy, yield, and revenue targets.
The Leasing Associate also participates in corporate leasing development and contributes to Aspire’s portfolio growth by building skills in account management, negotiation, and market engagement.
Duties and Responsibilities
Leasing and Customer Service
• Maintain positive relationships with existing tenants and ensure high satisfaction levels to support renewals and referrals.
• Conduct property tours and present available units to prospective tenants.
• Respond promptly and professionally to leasing inquiries via phone, email, and walk- ins.
• Coordinate closely with Operations and Customer Service teams to ensure seamless tenant move- ins and positive onboarding experiences.
• Prepare lease agreements, ensure complete documentation, and coordinate signing.
• Achieve annual leasing targets in occupancy, yield, and conversion rates as set by the Leasing Manager.
Short- Stay Operations
• Coordinate bookings and support daily operations of short- stay units.
• Manage communication with vendors and online platforms (e.g., Booking.com, Airbnb) to ensure accurate listings and timely guest responses.
• Monitor occupancy, pricing, and performance to support yield optimization.
Administrative Support
• Assist in maintaining compliance with internal SOPs and company standards.
• Maintain accurate leasing records, contracts, and tenant databases.
• Prepare weekly and monthly leasing performance reports.
• Provide accurate and timely leasing reports to ensure visibility on inquiries, conversions, and annual revenue performance.
Market Engagement
• Collaborate with Marketing to enhance visibility and attract both short- stay and long- term tenants.
• Conduct local market research and competitor analysis to stay updated on rental trends and pricing benchmarks.
• Support the organization of open houses, property tours, and promotional campaigns.
Corporate Leasing Development
• Participate in training to manage corporate clients and relocation agencies.
• Support the development of long- term partnerships with corporate tenants.
• Learn account management, contract negotiation, and corporate client servicing skills.
