Job Description:
• Ensure all operations undertaken in the Centre conform with both all relevant regulations and any other relevant legislative requirement applicable to those tasks.
• Investigate complaints by colleagues, tenants and/or shoppers and ensure that quality standards and service are maintained at all times.
• Assist in the development, implementation & direction of all Emergency and Safety Programs
• Liaise with retailers re operational matters
• Assist in ensuring all of the various operational systems and equipment, surface finishes and surrounds are correctly maintained to the various manufacturers’ and suppliers’ specifications
• Perform any other duties assigned by the Operations Manager.
• Assist in the development and implementation of the Operations budget.
• Assist in the ordering, coding and tracking of departmental expenditure, ensuring proper delivery, receipt and secure storage of all ordered items.
• Perform special projects and other responsibilities as assigned.
• Be security conscious at all times whilst working in the Centre, car parks and surrounds
• Keep up to date with the Operational Maintenance Program and the Operational Schedules.
• Participate in the training of contractor staff such as: cleaners, securities, etc… to deliver superior service in order to meet or exceed customer expectation.
• Support and participate in the implementation of all risk management guidelines for fire and safety regarding operations, including the proper storage of chemicals, paints…
• Contribute towards the smooth and efficient operational management of the Shopping Centre ensuring the comfort and safety of all stakeholders.
• Liaise with Operational Contractors, ensuring the delivery of the highest standard of service within agreed timeframes and budgetary limits.
• Advise the Operations Manager on all matters relating to potential improvements to the operations, identifying problems or items of concern where necessary
• Assist in the supervision of contractor staff such as: cleaners, securities, etc... and direct them to accomplish all operational functions to agreed standards.
Qualifications:
• Ability to react quickly in emergency situations and make decisions which may involve the safety of others or a significant amount of money.
• Experience in planning and implementation of Fire & Emergency Procedures
• Ability to recognize problems or safety hazards and act upon same immediately, troubleshooting and implementing advanced problem- solving skills.
• Solid budgeting and report writing skills
• Professional Certification as required by Regulation / Law
• Advanced knowledge of Building Operations and Facilities Management, a sound understanding of Budgeting and Occupational Health & Safety required.
• Fluency in Vietnamese and English, both oral and written essential.
• Superior organizational, analytical, reasoning ability, communication, conflict resolution, negotiation and interpersonal skills.
• Tertiary qualifications in Facilities Management with relevant Operations Management experience of at least 1 year, working in a similar position or in hotels/hospitality is a plus.
• Demonstrate Team Leadership and Client Liaison experience
• Wide- ranging exposure to contract management.
• Proficiency on software programs including but not limited to Microsoft Word, Excel and PowerPoint, in addition to Building Management Systems.
