The Property Manager must be hands- on, detail- oriented, and proactive in problem- solving—balancing strategic thinking with day- to- day operational leadership. Experience in hospitality, serviced apartments, or residential- for- rent operations is highly preferred.
The Property Manager is responsible for leading and overseeing all operational functions across Aspire’s property portfolio. This role ensures consistent service excellence, cost efficiency, and long- term asset value, with a strong focus on achieving target yields through disciplined cost control, efficient operations, and close collaboration with the Leasing team to drive occupancy, renewals, and customer retention.
Strategic & Leadership Responsibilities
• People Leadership: Recruit, manage, and develop property teams (assistant property managers, supervisors, service staff). Build a culture of accountability, service excellence, and continuous improvement.
• Cross- Department Collaboration: Work closely with Leasing, Finance, Development, and Investment teams to ensure operational readiness, alignment on occupancy targets, and consistent delivery of brand and service standards.
• System & Digital Infrastructure: Drive the implementation and optimization of operational systems (property management software, reporting dashboards, IoT monitoring) to support scalable growth.
• Yield Optimization: Monitor property financial performance and ensure target yields are met through active cost management, operational efficiency, and revenue- support initiatives.
• Strategic Decision Support: Collect and analyze operational and tenant data, prepare insights, and propose strategies to improve efficiency, profitability, and retention.
Operations Oversight
• Risk & Crisis Management: Lead escalation protocols, incident response, and contingency planning for operational risks and emergencies.
• Compliance & Safety: Ensure adherence to all health, safety, fire, and environmental regulations, and oversee regular audits.
• Operational Standards: Establish, implement, and monitor SOPs, KPIs, and reporting frameworks across all properties.
• Hands- on Management: Maintain a visible presence across properties, conducting regular inspections and engaging directly with staff, tenants, and vendors to ensure standards are met.
Maintenance & Asset Improvement
• Supervise contractors and vendors to ensure timely, cost- effective, and high- quality execution.
• Approve and prioritize major repairs, refurbishments, and capital improvement projects in line with asset strategy and budget.
• Monitor long- term asset performance and recommend improvements that enhance operational efficiency and property value.
• Oversee preventive and corrective maintenance strategies to ensure consistent asset quality.
Tenant Experience & Leasing Support
• Lead tenant satisfaction initiatives to ensure exceptional service quality across all properties.
• Monitor tenant feedback and oversee effective complaint resolution.
• Integrate tenant experience insights into marketing, pricing, and renewal strategies.
• Partner with the Leasing team to create a seamless move- in, living, and renewal experience that supports occupancy and tenant retention goals.
Procurement & Vendor Management
• Oversee procurement policies, supplier evaluations, and contract negotiations.
• Ensure cost efficiency, quality control, and accountability through supplier performance monitoring.
• Build and maintain a competitive and reliable vendor network.
