Execute and manage real estate sales, and leasing all Hoi An Royal Group’s hotels, projects and products.
• Development organization chart for the sales, leasing and 3rd party broker team to be approved by CEO and Chairman.
• Develop sales budgets for each hotel, projects and corporate staff to be approved by CEO and Chairman.
• Recruit, train, provide specifics and scripts for each hotel and project.
• Identify performance measures for each staff member and their ability to manage future projects and teams.
• Analyze both emerging and hot markets in Vietnam to help identify potential sites and future trends for new development.
• Work with internal staff to analyze new greenfield sites and sites with existing assets to determine the investment opportunity, short and long-term returns.
• Work with the design team on the new trends in the industry, customer requests, competition analysis of what they are providing that we may consider.
• Work with design team on design of show units and sales centers.
• Determine the best journey and critical touch points through the sales center to maximize closing rates. Journey and tactics will vary from project to project along with specific sales pitch.
• Work with internal and external sales and marketing teams on the branding, positioning and story for each specific project.
• Work closely with third party operators and other IP’s to ensure we utilize their brand, sales and marketing guidelines.
• Determine final pricing and payment structure and potential launch dates and price escalation.
• Determine launch dates with CEO, Chairman, Board and other Managers based upon design milestones, current inventory, competition analysis, potential for price escalation by slowing launch dates if market is hot, funding requirements etc.
• Create Sales Policies and Procedures with a focus on the first point of customer contact through the sales process, closing tactics, closing and payment procedures, ongoing payment schedules, progress updates, to handover.
• Train staff about identifying the best product for each unique customer.
• Track sales and closing rates of each project, by each staff member.
• Determine which sales staff and or real estate agents should sell specific product. Apartments, Condotels and Villas.
• Develop training plans for sales team and, and maintain developing them continuously to improve sales.
• Focus on building sales team, and to identify shortcomings, and permanent development of sales operations.
• Work with design and handover team to provide customer profile and product specifics to ensure a day our buyers can celebrate and avoid disappointment such as flaws in design and or construction.
• Ensure handover of units goes seamlessly and punch list items are taken care of before the family arrives.
• Determination of handover dates should be celebratory weekends for many or one at a time any day of the week.
• Work with Property and Facility Management Team and Operator on a policies and procedures manual for unit owners, tenants and visitors that are reviewed with them prior to handing the unit over.
• Manage communication between owners and renters so mutual acceptance can be achieved.
• Work with designers on layout of commercial areas to maximize leasing potential of various commercial products from functional to aesthetic layout.
• Work closely with Retail, Food and Beverage and Entertainment Specialists and Leasing Manager to procure the right mix of new tenants in commercial areas to maximize the leasing potential and attract and leave lasting memories for the owners and visitors of each hotel and project.
• With the Leasing Manager, write the Policies and Procedures Manual for tenants and ensure they are enforced by leasing, the Property and Facility Management Team.
• Ensure that Customer Service has their own set of Policies and Procedures that are written in coordination with their manager and identify those that will work with residential, hospitality and commercial owners and tenants and the procedures to facilitate emergency work orders or normal work activities and is carried out according to standardized policies and procedures.
• Follow-up calls should be made to ensure issue has been rectified.
