Site Mapping
Making plans to find sites to open stores by assigned regions.
Searching locations by the company’s criteria.
Identifies potential locations following criteria and aims to secure.
Coordinate with OPS on survey, and site assessment.
Negotiation
Seeks and approaches the owners: conducts professional outreach and utilizes many communication channels to build a strong network with owners to facilitate negotiations on location, price, and types. license according to the provisions of law...
Risk assessment: following the check- list to ensure all risk aspects are assessed and covered.
Negotiate with the homeowner and related parties to complete project- related items.
Ensure updated information on competitive prices and market suitability.
Deploy related activities Site Approval Preparation (Site Assessment):
Finding and finalizes site assessment on priority Trade Areas agreed in network planning/site mapping activity based on the RE process.
Site sourcing: Reviews and validates ownership information of landowners, building administrators, government agencies, neighbors, storekeepers, and brokers from a variety of sources.
Provides site assessment reports and recommendations and submits them for approval of RE Manager.
Conduct market survey report
Arrange, organize and participate in location review meetings (Sitecom) by request of RE Manager/BNDU Head.
Collect data, finalizes, and validates sales forecast/ADS for agreed trade areas with complete sales forecast/ADS study attachments.
Conduct competitor‘s business survey and conduct Site Banking Data Report.
- Site Package and Site documentation
Site Package (Site Mapping Report)
Conduct site mapping report (SMR) and business plan for each location.
In charge the area assigned to ensure completeness and comprehensive competitiveness.
Evaluate and consolidate Site Map activities in assigned areas managed by RE Manager.
Update the planned sites to RE Manager with the necessary information and recommendations needed for decision- making such as site pictures, site list, TA list, and TA map.
Validates site mapping information such as competitors list, store data, TGS of the comparable store, trade area activities, and development.
Site documentation
Negotiating trade terms according to Sitecom‘s approval.
Ensures that due diligence is done and critical site information such as zoning, line and grade, local ordinance, liens, and encumbrances are secured.
Drafting and negotiating Leasing contracts according to model contracts and follow the company‘s criteria.
Negotiating for rental discounts.
Contact notarization and arrange the implementation of notarization of the contract.
Final negotiation and signing contract: Reviews and amends final terms and conditions and other contract conditions.
Coordinates with main office units for planning and ensures smooth site turnover to relevant sides.
Design, synthesize, and standardize documents related to Site documentation to ensure complete and accurate records
Negotiating the renewal of the Leasing contract according to the approved business plan (CDFA).
Relationship Management
Build and maintain relationships with property owners, developers, brokers, and other stakeholders in the real estate industry. Collaborate with internal teams, including operations, finance, and legal, to ensure alignment and smooth execution of real estate projects.

Highly collaborate with internal teams, including RE department, operations, finance, and legal, to ensure alignment and smooth execution of real estate projects.
Build and maintain relationships with property owners, developers, brokers, and other stakeholders in the real estate industry.

Ensure compliance and proper behavior to ensure internal solidarity, the spirit of cooperation and development with related units (Teams under BNDU, BU, Legal, SCU- Procurement...) in accordance with the price JBVN‘s core values ensure consistency in thinking, behavior, speech and other communication channels.
Compliance
Fully participate in Department meetings (OKR/PMS/Team building, monthly meetings, internal team meetings...), feedback meetings to promulgate the Unit‘s internal processes/SLAs, and inter- departmental coordination processes...
Ensure compliance with regulations and policies according to department and Company regulations.
Carry out work report items, site visit schedule, site evaluation, summary reports... according to job responsibilities to ensure completeness and accuracy of information sent to management level (RE Manager/ Unit Head) according to regulations and with consensus and approval from superiors.
Ensure participation in the Company‘s communication channels (email) and the Unit‘s (email, chat channel, app...) to ensure connection and work resolution quickly, accurately, and conveniently.
Use and manage all types of costs for work in a reasonable manner, optimize the budget of the RE Team in particular and BNDU in general, and perform budget planning and approval for management (RE Manager). /Unit Head) according to regulations.
