· Office space cost management: Under the leadership of the Manager, accurately prepare IFM budgets and maintain cost records in accordance with company management requirements, and promptly conduct budget analysis and corrective actions. At the same time, identify cost improvement opportunities based on the IFM cost baseline.
· Office space risk and emergency management: Under the guidance of the Manager, identify local IFM risks and establish a risk management list (including kitchen safety, fire safety, EHS, health and safety, etc.). Supervise suppliers to implement risk inspections, report and publicize risks, track and close issues, maintain and conduct emergency response drills, and handle emergency incidents, and ensure internal communication and reporting of emergencies.
· Supplier contract performance management: Refine the IFM implementation plan according to the contract; evaluate the performance of IFM suppliers based on their monthly operation reports; actively manage supplier performance outcomes, including spot checks on key spaces, acceptance and payment, KPI statistics, and application of contract- based results.
· Office space experience planning: Collect office space experience requirements for all offices in Vietnam, and under the guidance of the Manager, develop an annual plan for improving office space experience, implement it, and issue local space management rules, as well as optimize the SOW/SLA details of IFM services.
· On- site office space experience management: Establish a local work order platform and response mechanism, and develop targeted improvement plans and implement them to address typical office experience pain points in local scenarios. Proactively plan value- added services for local office experiences, including activities such as "Most Beautiful Workstation," shared umbrella services, relocation support, and meeting support, to continuously enhance employee service experience within the budget.
