- Work Location: Thu Duc City, HCMC
- Monthly Salary: 23M ~ 28M VND Gross
• Responsible for all operational, financial, operational, and legal issues arising in the appointed project.
• Represent the owner in all matters and dealing with the authority or any other person whomsoever in any way touching and concerning the general management.
• Plan to recruit and train all necessary staff for The Management Team.
• Ensure that proper supervision of maintenance of all common services including the air conditioning system, fire equipment, swimming pool, electricity generators, security system, and all other common services relating to all projects.
• Ensure that all monthly/quarterly/yearly financial and management reports are prepared and submitted on time.
• Regularly update legal documents, under the law in the field of real estate management,
• Ensure all service requests/needs from Tenants/ Residents and the Management Team are attended to and responded to promptly.
• Ensure the properties are satisfactorily maintained and cleaned according to building standards.
• Prepare/update/implement rules, regulations, and procedures according to Company policies.
• Create a training plan period for the direct team at the project (Customer Service, Engineering, and service providers)
• Create relevant documents and prepare Resident Committee Meeting activities.
• Control negative statements and communication related to the Company and the project to the outside
• Conduct weekly/ monthly inspections of the projects to ensure that they comply with the relevant fire and safety laws.
• Handle and increase good relationships with local government.
• Prepare and submit yearly Profit and loss budget to BOD/ the Developers/ BOC (owners).
• Ensure the project operates according to the Company&039;s development orientation and strategy.
• Record and attend to all Tenants/ Residents’ complaints, promptly and efficiently.
• Renew all contracts in the project in charge
• Plan, implement, and administer the property management program.
• Fully participate in meetings convened by the Company/ Developer/ BOC related to the project
• Other tasks as assigned by BOD/ Developers (if any)
• Deal with suppliers and ensure that services/ products are performed in a professional and timely manner.
• In all cases, always put the interests of the Company first
• Install software or applications to work according to the company&039;s requirements.
