POSITION PURPOSE
Under the general direction of the COO, this position is responsible for the renovation works and for campus daily operations in term of infrastructural, technical supervision and campus services. These duties include but are not limited to supervise daily systems operations, periodical maintenance, faults’ identification, verification and handling, and other technical tasks as assigned by COO. He is also responsible for the implementation and documentation of campus site safety plans and all operational standards and guidelines as well as campus operating standards, policies and procedures related to the outsourced services.
AREAS OF RESPONSIBILITY
➢Develop a plan and/or procedure for controlling, labelling, recording estimated life expectancy, maintenance and inspecting all capital and non- capital equipment within the facility. This plan includes a long- term maintenance capital plan.
➢Provide recommendation to COO in formulating campus policies and procedures to improve the services.
➢Provide support to COO in developing and monitoring approved departmental budget with proactive and active approach towards initiatives on cost efficiency.
➢Manage various facility programs and committees relating to assigned responsibilities such as safety, fire, pollution control, disaster and civil defense where required.
➢Responsible for ensuring that the building systems are operated in the most efficient and effective manner especially as it relates to utility consumption and environmental responsibility. Implement a systematic program to promote energy awareness and conservation within the facility. Champion energy conservation programs to achieve maximum results from all concerning stakeholders.
➢Assist COO to manage coordination works with Campus’ operational vendors. Communicate policies and procedures; discuss job problems, and vendors’ concerns with superior and vendors. Encourage development of habits and attitudes for improved performance and good employee attitudes. Direct, train, evaluate, and counsel all operational vendors’ personnel.
➢Assist COO to manage and develop all services that serve daily operations activities in the campus; manage and guide the campus services team.
➢Provide supervision and is responsible for the implementation of all preventive maintenance and repair operations at the Campus facilities. Schedule emergency repair activities according to priority and the abilities of assigned personnel. Provide technical advice, encouragement and instruction to vendors in such areas as electric theory, mechanical systems, hydraulic systems, and safety procedures. Perform equipment inspections, note equipment condition, and ensure that proper maintenance is being performed in accordance with campus operation standards. Responsible for the implementation of the quality assurance program for all work performed by the department.
➢Assist COO to manage Construction Contractors, manage defects liability period (DLP) and other necessary tasks during transition of campus site from construction to operations.
Recommend equipment purchases to replace obsolete equipment items and provide assistance in formulating long- range equipment replacement requirements and coordinates actions with contractors.
➢Plan and schedule services of department. Establish standards and work methods; take steps to assure quality and quantity of performance, and evaluate results. Establish plans for improving departmental work emphasizing efficiency and economy.
➢Handle emergency circumstances in compliance with emergency procedures in the Campus.
➢Maintains an on- going self- improvement program to keep abreast of new equipment, standards, codes, and maintenance procedures.
➢Ensure that general safety, fire prevention regulations are enforced, and safe working habits are promoted throughout the facility. Ensure that all equipment is properly maintained and conforms to safety standards.
➢Responsible for assets inventory and controlling.
➢Responsible for the implementation and promotion of the following:
